  I. SUMMARY

Describe the basic function/primary purpose of the position.

In a safe, efficient, and professional manner, the HVAC Technician is responsible for performing preventive, corrective, and predictive maintenance, troubleshooting, and servicing commercial and industrial HVAC systems and related equipment. This position supports facility operations by ensuring HVAC systems are operating efficiently, safely, and in compliance with company standards and applicable regulations.

The HVAC Technician performs maintenance and repairs on air conditioning units (ACUs), air handling units (AHUs), heat pumps, variable air volume systems (VAVs), direct digital controls (DDCs), and ventilation systems. This role conducts equipment testing, operational rounds, and system analysis to verify proper equipment performance and identify potential issues before failures occur. Experience maintaining chillers, boilers, and kitchen equipment is preferred.

Additional responsibilities include monitoring building management systems (BMS), maintaining equipment documentation and operating logs, evaluating system performance, recommending improvements, maintaining a clean and organized work environment, and supporting overall facility maintenance operations. The HVAC Technician must work effectively in a fast-paced team environment while demonstrating strong communication, troubleshooting, and customer service skills.

2. Essential Duties / Responsibilities
  • Perform preventive, corrective, and predictive maintenance on commercial and industrial HVAC systems and equipment.
  • Install, troubleshoot, repair, monitor, and maintain HVAC systems including ACUs, AHUs, heat pumps, VAV systems, DDC controls, ventilation systems, chillers, boilers, and related equipment.
  • Obtain, read, and interpret sequence of operations, control schematics, blueprints, service manuals, and maintenance documentation to support maintenance and repair activities.
  • Monitor Building Management Systems (BMS) and evaluate HVAC system performance to ensure efficient operation.
  • Operate refrigerant recovery equipment, vacuum pumps, charging equipment, service gauges, and related HVAC tools using industry best practices.
  • Perform refrigerant system maintenance including refrigerant recovery, charging, leak detection, piping repairs, brazing, lubrication of fans and motors, and adjustment of linkages and controls.
  • Analyze and determine root causes of HVAC system malfunctions and equipment failures. Take corrective action and communicate issues, findings, and recommendations to appropriate personnel in a timely manner.
  • Document all maintenance activities, repairs, deficiencies, corrective actions, and future repair recommendations within service reports and maintenance systems. Ensure service reports are completed accurately and closed only after customer satisfaction is achieved.
  • Maintain accurate operating logs, maintenance records, refrigerant logs, inventory records, water treatment logs, filter and belt inventories, spare parts inventories, and equipment manuals.
  • Maintain service tools, testing equipment, maintenance vehicles, and work areas in a clean, organized, and safe condition. Track vehicle maintenance and ensure proper inventory of tools and critical spare parts.
  • Assist other maintenance personnel with major repairs, equipment maintenance, and facility operations as needed.
  • Work closely with CMMS planners/schedulers and supervisors to optimize preventive maintenance programs and improve equipment reliability.
  • Follow all OSHA regulations, company safety policies, and customer safety requirements including completion of Job Hazard Analysis (JHA) documentation prior to performing maintenance activities.
  • Safely utilize hand tools, power tools, testing equipment, and personal protective equipment (PPE) required to perform assigned duties.
  • Attend OEM training classes, technical seminars, and company training programs as assigned.
  • Complete timesheets, maintenance documentation, and assigned paperwork accurately and on time.
  • Participate in on-call rotation and respond to after-hours emergency service calls as required.

Minimum Requirements Education (HS Diploma, Under/Graduate Degree, etc.)
  • High school diploma or equivalent required
  • Certified 2-year HVAC technical certificate or state-approved HVAC license preferred
Business Experience (prior years' work/related experience)
  • Experience working on commercial and/or industrial HVAC equipment and systems as required by facility scope
Licenses/Certifications
  • Valid driver's license required
  • EPA Universal Refrigeration License required
Language Skills
  • Ability to read and interpret safety rules, operating instructions, maintenance manuals, blueprints, and procedure documents
  • Ability to complete reports, maintenance documentation, and correspondence accurately
  • Ability to communicate effectively with customers, supervisors, and employees
  • Bilingual in Spanish is a plus
Technical Qualifications & Skills
  • Strong troubleshooting and repair skills related to commercial and industrial HVAC systems
  • Experience with HVAC controls, DDC systems, ventilation systems, refrigerant systems, and preventive maintenance programs
  • Working knowledge of Building Management Systems (BMS) and CMMS software
  • Ability to safely operate HVAC testing equipment, gauges, recovery systems, vacuum pumps, and diagnostic tools
  • Knowledge of refrigerant handling procedures, brazing techniques, and HVAC industry best practices
  • Understanding of OSHA safety regulations, lockout/tagout procedures, and hazardous material handling requirements
  • Strong organizational, analytical, and problem-solving skills
  • Ability to work independently and within a fast-paced team environment
