Pay Range: $23-27/hour  Maintenance Technician II Job Summary

In a safe, efficient, and professional manner, the Maintenance Technician II performs preventive maintenance (PMs), troubleshooting, and repairs on commercial and industrial facility equipment. This position requires a highly skilled technician who works independently while collaborating with the facilities maintenance team to maintain building systems and equipment. The technician demonstrates excellent communication skills, exceptional follow-through, and an ownership mentality while utilizing a cross-trained, "flow to the work" approach to support facility operations.


Essential Duties & Responsibilities
  • Follow all company safety policies and OSHA regulations, including lockout/tagout (LOTO) procedures and other life-critical safety practices.
  • Conduct routine "shift rounds" to inspect facility systems and equipment, identify deficiencies, and document equipment performance.
  • Independently troubleshoot, maintain, and repair commercial and industrial facility equipment.
  • Inspect and evaluate operating characteristics including:
    • Speed
    • Pressure
    • Vacuum
    • Vibration
    • Equipment wear
  • Replace expendable components including:
    • Belts
    • Hoses
    • Fluids
    • Filters
  • Perform preventive maintenance, diagnostics, and repairs on:
    • HVAC equipment
    • Fire and Life Safety systems
    • Plumbing systems
    • Electrical systems
    • Transformers
    • Motors
    • Motor starters
    • MCC panels and MCC circuits
    • Variable Frequency Drives (VFDs)
    • Electrical wiring and cables
    • Dock equipment including overhead doors, dock levelers, dock locks, and dock seals
    • Building and parking lot lighting
    • Photoelectric lighting controls
    • Emergency and exit lighting
    • Exterior 120-volt electrical receptacles
  • Perform repairs including:
    • Pump rebuilds
    • Steam trap repairs
    • Valve repairs and replacement
    • Electrical and pneumatic solenoid repairs
    • Plumbing leak repairs
    • Drain and stoppage repairs
    • Sink, piping, valve, and drain replacement
    • Electrical controls maintenance
    • Lighting system repairs
    • Electrical distribution system maintenance
    • General painting and facility repairs
  • Perform administrative responsibilities including:
    • Ordering maintenance parts
    • Creating purchase orders
    • Vendor coordination and management
    • Attending maintenance, project, and job meetings
  • Document completed work, inspections, and findings within the Computerized Maintenance Management System (CMMS).
  • Analyze maintenance data and recommend updates to preventive maintenance schedules.
  • Communicate effectively with coworkers, contractors, and customer personnel regarding work requests, project status, and estimated completion times.
  • Manage maintenance projects and coordinate complex equipment repairs.
  • Provide direction and oversight to subcontractors performing facility maintenance services.
  • Perform additional duties as assigned by the Site Manager.

Qualifications Education
  • High School Diploma or equivalent required.
  • Trade school education or undergraduate coursework in a technical discipline preferred.

Experience
  • Minimum four (4) years of commercial, industrial, or manufacturing maintenance experience.
  • Experience performing mechanical, electrical, plumbing, and carpentry repairs.
  • Equivalent combination of education, technical training, and maintenance experience will be considered.

Licenses & Certifications
  • Valid driver's license required.
  • Forklift Operator certification required.
  • JLG (aerial lift) operator certification required.
