I. SUMMARY
The Facility Manager (FM) is responsible for planning, directing, coordinating, and ensuring execution of all work related to the scope of responsibility at the assigned site. This role ensures all work activities are properly tracked, completed, and documented within the Computerized Maintenance Management System (CMMS) while meeting client expectations, site KPIs, and operational goals.
The FM develops and implements corrective action plans and Root Cause Analysis (RCA) processes to address operational issues and improve service performance. This position provides leadership to maintenance personnel and subcontractors, ensuring all work is performed safely, efficiently, and in compliance with OSHA regulations, client requirements, and standards.
The Facility Manager promotes a strong safety and operational culture by facilitating safety meetings, operational reviews, and continuous improvement initiatives. The role is responsible for responding to equipment breakdowns and emergency situations, overseeing time-critical repairs, and supporting corporate project initiatives.
Serving as the primary liaison between the client, the FM builds strong customer relationships, participates in client meetings, delivers site performance presentations, and develops strategies to improve equipment reliability, operational efficiency, safety performance, and overall service delivery costs.
II. ESSENTIAL DUTIES & RESPONSIBILITIES
- Plan, schedule, and coordinate all maintenance and facility-related work through the CMMS system. Facilitate Daily Maintenance Planning (DMP) meetings to ensure all service level agreements (SLAs), KPIs, and on-time completion goals are achieved. Organize workloads and supervise employees and subcontractors to ensure work is executed safely, efficiently, and in accordance with quality standards. Maintain accurate and organized documentation to support customer and compliance audits.
- Build and maintain strong client relationships through regular communication, participation in customer meetings, and understanding operational priorities and objectives. Identify opportunities to improve facility productivity, service quality, cost reduction, and overall site performance while modeling company and client policies and procedures.
- Foster a positive and accountable work environment by conducting work order audits focused on safety, quality, and performance expectations. Provide coaching, mentorship, training, and employee development while managing performance reviews aligned with the company's values and culture.
- Manage small facility projects and support corporate project teams with proposals, scope of work development, project coordination, and execution activities. Follow up on punch-list items and evaluate buildings, equipment, assets, and operational processes for compliance with company and client standards.
- Manage all site operational, safety, and financial metrics, including budgets, accruals, savings initiatives, and KPI performance. Develop and implement corrective action plans when performance gaps are identified. Prepare and deliver presentations related to site operations and overall performance to both internal leadership and customer stakeholders.
- Manage vendor safety, service performance, and compliance while on site. Participate in subcontractor performance evaluations and ensure all vendors adhere to the company's and client operational standards.
- Promote environmental health and safety by leading toolbox talks, conducting weekly safety meetings, managing permit processes, and ensuring employees and vendors follow all established safety procedures and regulations. Investigate safety concerns and escalate issues to operations and safety leadership as needed.
- Ensure all compliance-related services within the facility scope are properly executed, documented, and maintained to successfully support customer and regulatory audit requirements.
III. QUALIFICATIONS Minimum Requirements Education (HS Diploma, Under/Graduate Degree, etc.)
- Bachelor's Degree or equivalent combination of education and experience
- Minimum of 7-10 years of experience in facilities management, maintenance operations, and team leadership within an industrial, commercial, or manufacturing environment
- OSHA 10-Hour and/or OSHA 30-Hour certification required
- Facility Management Professional (FMP), Certified Facility Manager (CFM), Sustainability Facility Professional (SFP), or Root Cause Analysis (RCA) certification preferred
- Strong computer skills using Microsoft Office applications including Excel, Word, Outlook, and PowerPoint
- Experience using Enterprise Software and Computerized Maintenance Management Systems (CMMS) required
- Experience with Corrigo preferred
- English
- Ability to read and interpret safety policies, operating procedures, blueprints, technical manuals, and work instructions
- Ability to prepare reports, correspondence, presentations, and operational documentation
- Strong communication skills with the ability to effectively interact with customers, management, subcontractors, and field personnel
