HVAC Technician - Commercial / Industrial
Location: Durham, NC (multiple nearby facilities)
Pay: $30-$35 per hour
Schedule: 1st Shift | Monday-Friday | 9:00 AM - 5:00 PM
Start: Immediate need
We are seeking an experienced HVAC Technician to support daily operations at a commercial/industrial facility in Durham, NC. This role is responsible for preventive, corrective, and predictive maintenance of HVAC systems in a safety?focused and professional environment.
The ideal candidate is strong in troubleshooting, comfortable working with building automation systems, and able to maintain and optimize a wide range of HVAC equipment. This is a top?priority opening with long?term potential for the right technician.
Key Responsibilities- Perform preventive, corrective, and predictive maintenance on commercial and industrial HVAC systems
- Troubleshoot, service, and repair HVAC equipment including ACUs, AHUs, VAV systems, heat pumps, ventilation systems, and associated controls
- Read and interpret sequences of operation, control diagrams, blueprints, and equipment manuals
- Monitor and evaluate system performance through Building Management Systems (BMS)
- Safely operate refrigerant recovery equipment, vacuum pumps, charging systems, and service gauges
- Braze refrigerant piping and lubricate motors, fans, and mechanical components
- Identify root causes of system failures and implement effective corrective actions
- Document work performed, findings, and recommendations clearly and accurately
- Communicate system issues and resolutions with facility stakeholders and team members
- Maintain accurate records including:
- Equipment operating and maintenance logs
- Refrigerant usage and inventory
- Filter and coil pressure differentials
- Water treatment and chemical logs
- Spare parts inventory (filters, belts, etc.)
- Keep tools, equipment, and work areas clean, safe, and organized
- Order and stock materials, tools, and critical spare parts as needed
- Assist other technicians with large repairs and scheduled maintenance activities
- Coordinate with maintenance planning/scheduling personnel to improve preventive maintenance programs
- Respond to service calls and participate in an on?call rotation for after?hours emergencies
- Complete timesheets, work orders, and required documentation on time
- Attend required training sessions and equipment manufacturer courses
- Perform other related duties as assigned
- Follow all OSHA and site safety standards, including required PPE usage
- Conduct Job Hazard Analyses (JHA) prior to maintenance tasks
- Safely operate hand tools, power tools, and diagnostic equipment
- Properly handle, store, and dispose of hazardous materials
- Maintain awareness of emergency equipment locations (fire extinguishers, eyewash stations, etc.)
Education
- High school diploma or equivalent required
- HVAC technical certification or state?approved HVAC license preferred
Experience
- Hands?on experience with commercial and/or industrial HVAC systems
- Familiarity with chilled water systems, chillers, boilers, or commercial kitchen equipment is a plus
Licenses & Certifications
- Valid driver's license required
- EPA Universal Refrigeration Certification required
Technical Skills
- Experience using CMMS platforms (Corrigo preferred)
- Comfortable using mobile devices (tablets, smartphones) for work orders and documentation
- Strong understanding of HVAC systems, controls, and diagnostics
Communication
- Ability to read and interpret safety procedures and technical manuals
- Clear written and verbal communication skills
- Bilingual (Spanish) a plus
- Strong troubleshooting and analytical skills
- Ability to work independently and as part of a team
- High attention to detail and organization
