Facilities Maintenance and Systems Specialist (FMSS)

Job Summary

  • Reports to the Maintenance Manager but takes daily direction from the Crew Lead
  • Supports all facility maintenance and monitoring systems, practices, and procedures to ensure buildings and equipment operate optimally and meet equipment/client specifications
  • Supports scheduling of preventive and reactive maintenance work for the crew
  • Monitors and updates the facility CMMS (Planon), ensuring Priority 1 and 2 (P1/P2) work orders are responded to, updated, and communicated via TEAMS, Planon, email, or phone as required
  • Monitors the Building Management System (BMS), acknowledging alarms and ensuring proper response/communication to identify and correct issues before they impact customer operations
  • Communicates with customer leadership, end users, crew lead, teammates, EMCOR site management, and vendors to keep all personnel updated on equipment issues
  • Completes shift handoff documentation to ensure all open and completed events from the shift are documented and communicated

Essential Duties and Responsibilities

  • Monitor BMS: identify/acknowledge, investigate, dispatch, and escalate alarms to crew lead or dedicated technician; update BMS with alarm reconciliation
  • Monitor CMMS: respond to P1/P2 work orders per escalation procedure, including timely response, troubleshooting, correction, and communication
  • Schedule PM and reactive work orders for all crew technicians
  • Communicate with customers to provide updates, evaluate service needs, maintain scheduling, and ensure high customer satisfaction
  • Monitor customer buildings to ensure optimum performance standards
  • Fine-tune systems as new programs and sequences are developed
  • Perform building audits and create work orders within Planon
  • Perform equipment start-up, tuning, calibration, and commissioning of BMS systems
  • Maintain working knowledge of all critical building utilities
  • Trigger Corrective Action and Root Cause Analysis; participate in and complete related administrative items
  • Manage and document completed and open shift activities via the shift turnover process, including production downtime, status of critical equipment, spare parts used, and other site-required information
  • Create presentations as needed (Spotfire, Planon, PowerPoint, or other software) for customer or internal reporting
  • Perform other duties as assigned by Crew Lead, Maintenance Manager, or Site Manager

Qualifications

Education

  • High school diploma (or equivalent) required; preference for candidates with some undergraduate or business school training

Business Experience

  • 3-5 years of experience in facility maintenance, industrial, or manufacturing environments
  • Experience in BMS/controls (systems commissioning, software integration/operation, calibration); pneumatic controls experience a plus

Licenses/Certifications

  • Valid driver's license required
  • Technical or maintenance certifications/licenses a plus

Language Skills

  • Ability to interpret instructions in written, oral, diagram, or graphic form, including safety rules, operating/maintenance instructions, and procedure manuals
  • Ability to write routine reports and correspondence; must manage an email inbox and operate the work order system

Technical Qualifications & Skills

  • Ability to use hand and small power tools
  • Knowledge of commissioning tools and field circuit debugging
  • Understanding of the facilities industry, with emphasis in mechanical/electrical fields
  • Ability to read and understand mechanical and electrical drawings
  • Ability to operate a forklift, scissor lift, and aerial lift a plus
  • Ability to operate a personal computer, cell phone, and/or electronic tablet
  • Ability to manage dynamic priorities, adapt to changing customer expectations, and complete work efficiently with high quality, including managing unexpected downtime
  • May require support of non-customary schedules and weekend work
  • Ability to calculate figures/amounts (discounts, interest, commissions, proportions, percentages, area, circumference, volume) and apply basic algebra/geometry concepts
  • Ability to solve practical problems involving variable, non-standardized situations
  • Proven track record of completing projects/work orders, self-motivation, and achieving customer satisfaction
