  Job Summary

Responsible for performing preventive maintenance, routine inspections, troubleshooting, and general repairs on commercial and industrial facility equipment in a safe, efficient, and professional manner. This role supports facility operations by maintaining building systems and equipment reliability while ensuring a safe and comfortable environment for building occupants.

The successful candidate is a strong communicator with excellent follow-through skills, capable of working independently and collaboratively while adhering to all safety, operational, and customer service standards. Mechanical Engineer 3 performs assigned maintenance tasks, documents work activities in the CMMS, and assists in maintaining the overall appearance and functionality of the facility.

Essential Duties and Responsibilities Preventive Maintenance & Inspections
  • Perform scheduled preventive maintenance (PM) activities on facility and building equipment in accordance with established procedures and manufacturer recommendations.
  • Conduct routine "shift rounds" and inspections of facility systems and equipment to identify operational issues, safety concerns, and maintenance needs.
  • Monitor and record equipment operating conditions including temperatures, pressures, vibration levels, flow rates, and other performance indicators.
  • Identify potential equipment failures and report deficiencies to site leadership.
Equipment Maintenance & Repair
  • Troubleshoot and perform minor maintenance and repair work on commercial and industrial building systems and equipment.
  • Assist senior technicians with more complex repairs and maintenance activities.
  • Perform routine maintenance tasks including:
    • Filter replacements
    • Belt and hose inspections/replacements
    • Lubrication and greasing of equipment
    • Oil changes
    • Condenser and coil cleaning
    • Basic mechanical adjustments
  • Complete general building maintenance activities such as painting, patching, fixture repairs, and minor carpentry work.
  • Perform basic plumbing repairs including faucet, valve, and drain maintenance.
  • Assist with simple electrical repairs such as lighting maintenance, lamp replacement, and ballast replacement where permitted.
Customer Service & Communication
  • Communicate professionally and effectively with customers, facility occupants, vendors, and team members.
  • Ensure customer requests are clearly understood and addressed appropriately.
  • Provide updates regarding work status, anticipated completion times, and any operational impacts.
  • Support a customer-focused environment by responding promptly and professionally to maintenance concerns.
Safety & Compliance
  • Strictly adhere to all company safety policies and procedures.
  • Follow OSHA regulations, lockout/tagout procedures, permit requirements, and other workplace safety protocols.
  • Utilize required personal protective equipment (PPE) and maintain a safe working environment.
  • Identify and report unsafe conditions, hazards, or compliance concerns.
  • Participate in safety meetings and required training programs.
Vendor & Contractor Support
  • Assist with monitoring subcontractors performing facility services and maintenance activities.
  • Provide guidance regarding site procedures, safety requirements, and work locations as directed by management.
  • Verify work areas remain safe and organized during contractor activities.
General Facility Support
  • Support special projects, facility improvements, and operational initiatives as assigned.
  • Maintain work areas, shops, and storage locations in a clean and organized condition.
  • Perform additional duties as assigned by the Site Manager, Facilities Manager, or other designated leadership.
Qualifications Education
  • High School Diploma or equivalent required.
  • Trade school, vocational training, technical certification, or related coursework preferred.
Business Experience
  • Previous experience in commercial or industrial facility maintenance, mechanical maintenance, refrigeration, HVAC, or a related field preferred.
Licenses/Certifications
  • MA Refrigeration Journeyman License required.
  • Valid driver's license required.
  • Forklift, aerial lift, scissor lift, OSHA, or trade certifications are a plus.
Language Skills
  • Ability to read, understand, and interpret safety procedures, operating instructions, maintenance manuals, blueprints, diagrams, and work orders.
  • Ability to prepare routine reports, maintenance documentation, and professional correspondence.
  • Ability to effectively communicate with customers, coworkers, and management.
  • Ability to calculate measurements, percentages, proportions, area, circumference, and volume.
  • Ability to apply basic algebraic and geometric concepts to maintenance and repair activities.
  • Ability to solve practical problems involving multiple variables in environments with limited standardization.
Technical Qualifications & Skills
  • Basic understanding of commercial building systems and maintenance practices.
  • Ability to use hand tools and small power tools safely and effectively.
  • Ability to disassemble and reassemble basic building fixtures and equipment.
  • Knowledge of basic plumbing, carpentry, and mechanical repair techniques.
  • Ability to perform routine maintenance and corrective repairs on building systems and equipment.
  • Ability to safely operate forklifts, scissor lifts, aerial lifts, and similar equipment after training and certification.
  • Proficiency with computers, mobile devices, tablets, email systems, and CMMS software.
  • Ability to learn and apply manufacturer maintenance procedures and facility operating standards.
