Job Summary
Responsible for delivering effective, efficient, and timely service to multiple customers within an assigned geographic territory. This role involves traveling to various customer sites using a company-provided vehicle and tools to maintain commercial properties.
The position performs preventive, corrective, and predictive maintenance, along with troubleshooting and general building services. The technician builds strong, face-to-face relationships with customers while maintaining high standards of workmanship and professionalism.
This role requires a multi-skilled approach, utilizing trades such as carpentry, plumbing, electrical, painting, roofing, HVAC, and other disciplines as needed to resolve maintenance issues.
Essential Duties and Responsibilities
- Complete preventive maintenance and repair work per assigned work orders in compliance with company procedures, safety standards, and regulatory requirements
- Perform minor plumbing repairs, including:
- Repairing and unclogging toilets and urinals
- Maintaining and replacing valves, fixtures, and faucets
- Repairing and maintaining automatic flush sensors
- Conduct routine painting, carpentry, and general maintenance to maintain facilities in like-new condition
- Repair and maintain walls, floors, doors, and perform touch-up painting as needed
- Perform minor electrical work (as permitted by state regulations), including:
- Replacing fixtures, switches, and outlets
- Replacing bulbs, ballasts, and sockets
- Complete service and asset inspections as required
Technology & Reporting
- Utilize mobile devices (tablet/smartphone) to:
- Access and complete work orders with detailed service notes
- Submit service reports and quality inspection documentation (including photos)
- Enter timesheets, expense reports, and purchasing logs
Customer & Operational Support
- Build and maintain positive client relationships and ensure high customer satisfaction
- Communicate consistently with customers and internal teams
- Procure necessary materials and supplies to complete assigned tasks
- Provide estimates for larger repairs and project work
- Complete required safety training and participate in weekly safety meetings
- Perform additional duties as assigned
Qualifications
Education
- High School Diploma or equivalent required
- Additional certification or training in trades (Electrical, HVAC, Plumbing, Landscaping, or Specialty Floor Care) preferred
Experience
- 2-5 years of general maintenance experience, including:
- Electrical
- Plumbing
- Carpentry
- Equivalent combinations of education, training, and experience will be considered
- Experience in commercial facility services preferred
Licenses & Certifications
- Valid driver's license in good standing
- Applicable trade certifications/licenses as required
Skills and Competencies
Technical Skills
- Ability to complete work orders efficiently and communicate status through company systems
- Proficiency using handheld devices and business software, including:
- Microsoft Outlook
- Microsoft Word and Excel
- Knowledge of building systems, including HVAC, plumbing, and electrical
- Experience with installation, maintenance, and repair of mechanical systems
Regulatory & Safety
- Working knowledge of OSHA standards and workplace safety practices
- Ability to comply with all applicable codes, regulations, and company policies
Communication & Organization
- Ability to read and interpret safety procedures, manuals, and work instructions
- Strong written and verbal communication skills
- Ability to write reports and effectively communicate in individual and small group settings
Work Environment & Travel
- Daily local travel between multiple customer properties is required
