Maintenance Technician II
Job Summary
In a safe, efficient, and professional manner, the Maintenance Technician II completes required PMs and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow-through capabilities.
This position will be cross-trained and utilize a "flow to the work" concept. The technician will exhibit an ownership attitude.
Essential Duties and Responsibilities
- Abide by all safety guidelines including OSHA regulations, lock-out/tag-out procedures, and other applicable safety requirements.
- Conduct shift rounds (regular checks of systems and equipment to identify issues and document systems and equipment performance).
- Competently maintain, troubleshoot, and perform substantial equipment repairs.
- Work independently and as part of the facilities maintenance team.
Conduct the inspection and evaluation of operating characteristics such as:
- Speeds
- Pressures
- Vacuum
- Vibration
- Equipment wear
- Replacement of expendable items including:
- Belts
- Hoses
- Fluids
- Filters
- Other consumable components
Perform preventative maintenance, including the diagnosis of malfunctioning apparatus and systems such as:
- HVAC equipment
- Fire life safety systems
- Plumbing systems
- Electrical systems
- Transformers
- Motors
- Motor starters
- MCC panels
- MCC circuits
- Variable frequency drives (VFDs)
- Replacement of damaged or broken wires and cables
- Dock equipment including:
- Overhead doors
- Dock levelers
- Dock locks
- Dock seals
- Building and parking lot lighting
- Photoelectric eyes
- Emergency lighting
- Exit lighting
- 120-volt outlets for exterior building lighting
Repair systems and equipment listed above, including:
- Rebuilding pumps
- Steam traps
- Valves
- Electrical devices
- Pneumatic solenoid devices
- Painting walls
- Repairing plumbing leaks and stoppages
- Repairing or replacing sinks, piping, valves, and drains
- Maintaining electrical controls
- Lighting systems
- Electrical distribution systems
- Perform administrative tasks including:
- Parts ordering
- Purchase order creation
- Vendor management
- Attendance at job meetings and project meetings
- Document work results in the CMMS.
- Analyze findings and recommend updates to preventive maintenance schedules.
- Communicate effectively with coworkers and customer staff to ensure all aspects of work requests are understood.
- Keep customers informed regarding work status and expected completion dates.
- May manage maintenance projects, including complex equipment repairs.
- Provide guidance to subcontractors performing facility services.
- Perform other duties as assigned by the Site Manager.
Qualifications Education
- High School diploma (or equivalent) required.
- Preference given to candidates with undergraduate business or trade school training.
- Four (4) years of experience and/or training involving the application of mechanical, electrical, plumbing, and carpentry skills and concepts required.
- An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.
- Valid driver's license required.
- Fork truck operator's license required.
- JLG operator's license required.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form.
- Ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Working knowledge of Microsoft Word.
- Ability to send and receive emails and manage an email inbox.
- Ability to operate the computerized work order system and maintenance-specific software, including Building Automation systems.
- Ability to communicate effectively with customers and employees.
