  HVAC Technician I Job Summary

In a safe, efficient, and professional manner, the HVAC Technician I will perform preventative, corrective, and predictive maintenance, troubleshoot, and service commercial and industrial HVAC systems.

Experience should include maintenance of ACU's, AHU's, heat pumps, VAV's, DDC's, and ventilation systems. The HVAC Technician I will perform tests, rounds, and analysis of data to assure the equipment is functioning properly. Experience maintaining chillers, boilers, and kitchen equipment is a plus.

Other duties include, but are not limited to, evaluating systems and providing recommendations, maintaining a clean working environment, and performing various duties as assigned by the Facility Maintenance Manager, while adhering to all safety and health standards.

Must be able to work in a high-paced team environment and possess good oral and written communication skills.


Essential Duties and Responsibilities
  • Ensure efficient HVACR equipment maintenance according to established standards.
  • Obtain, read, and comprehend sequences of operation for HVACR equipment and systems, control schematics, blueprints, equipment service manuals, and owner/maintenance manuals for efficient daily duties.
  • Maintain, install, troubleshoot, repair, monitor operation, and record readings of HVAC systems.
  • Monitor the Building Management System (BMS).
  • Check refrigerant system operating efficiency.
  • Stop and start HVAC systems as required.
  • Operate refrigerant recovery equipment, vacuum pumps, charging equipment, and service gauges using best practice procedures.
  • Braze refrigerant piping.
  • Lubricate fans, motors, and linkages.
Troubleshooting & Repairs
  • Analyze and determine the root cause of HVACR system problems and malfunctions.
  • Inform appropriate parties of problems or malfunctions reported or discovered in a timely and accurate manner.
  • Take corrective action as needed.
  • Document all problems found, repairs performed, and adjustments made in the service report.
  • Document recommended future work.
  • Complete and close service reports only after the client is satisfied with the provided conditions.
Documentation & Inventory
  • Maintain accurate and timely:
    • Equipment operating logs
    • Lubrication logs
    • HVACR equipment operation and maintenance manuals
    • Inventory of filters, belts, and spare parts
    • Air pressure differential logs across air filters and coils
    • Refrigerant logbooks
    • Chemical water treatment logs
    • Refrigerant inventory
  • Maintain service tools and equipment in safe working order.
  • Maintain clean work areas daily.
  • Order the correct supplies required for preventive maintenance, maintenance, and repairs.
  • Stock company vehicle or maintenance shop with proper tools and critical parts.
  • Maintain company equipment.
  • Track vehicle maintenance needs and schedule service as required.
General Maintenance
  • Assist other mechanics and operators with major repairs and maintenance of building systems and equipment.
  • Work closely with the CMMS Planner/Scheduler or recommend improvements to optimize preventative maintenance tasking and programs.
  • Perform other duties as assigned.
Safety
  • Follow all safety practices and utilize required personal protective equipment (PPE) in accordance with OSHA requirements and company policies.
  • Know the location of all emergency equipment, including:
    • Fire extinguishers
    • Eyewash and shower stations
    • First aid supplies
    • Breathing apparatus
  • Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipment.
  • Comply with departmental policies regarding the safe storage, use, and disposal of hazardous materials.
  • Complete and submit a Job Hazard Analysis (JHA) form prior to performing maintenance or service work.
Training & Communication
  • Attend classes and seminars provided by OEMs and assigned by the supervisor.
  • Complete and submit timesheets and other assigned paperwork accurately and on time.
  • Communicate effectively to determine customer and operational needs.
  • Participate in the on-call rotation for after-hours emergency service.

Qualifications Education
  • High school diploma required.
  • Certified two-year HVAC technical certificate or state-approved HVAC license required.
Business Experience
  • Experience working on commercial and industrial HVAC equipment and systems as required by the scope of work.
Licenses & Certifications
  • Valid driver's license required.
  • EPA Universal Refrigeration License required.
Language Skills
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to communicate
