Commercial Maintenance Technician

Location: Chicago Heights, IL
Schedule: Monday-Friday | 8:00 AM - 4:30 PM
Pay Range: $28-$31 per hour
Start Date: Immediate

Position Overview

We are seeking a skilled Commercial Maintenance Technician to support multiple customer sites within an assigned local territory. This role focuses on maintaining commercial properties through preventive, corrective, and general maintenance activities. The position includes use of a company?provided vehicle and tools and requires daily travel between client locations.

The ideal candidate takes pride in quality workmanship, works independently, and values strong customer relationships. This role involves hands?on work across multiple trades and offers consistent hours in a stable, full?time position.


Key Responsibilities Maintenance & Repair
  • Perform preventive maintenance and general repairs according to work orders, safety standards, and regulatory guidelines
  • Complete minor plumbing repairs (toilets, urinals, valves, fixtures, and flush sensors)
  • Conduct routine painting, drywall repair, carpentry, and surface restoration
  • Repair and maintain walls, floors, doors, and other building components
  • Perform minor electrical work as permitted (fixtures, switches, outlets, ballasts, bulbs, and sockets)
  • Inspect services and assets as required
Technology & Documentation
  • Use mobile devices to access, update, and close work orders
  • Document work performed with notes, photos, and reports
  • Submit timesheets, expenses, and material usage electronically
  • Source and procure materials needed to complete assigned tasks
Customer Interaction
  • Build and maintain positive, professional relationships with customers
  • Communicate clearly with on?site contacts and internal support teams
  • Represent the organization with professionalism and attention to service quality
Safety & Compliance
  • Follow all safety policies, procedures, and OSHA standards
  • Participate in required safety training and meetings
  • Report hazards, incidents, or unsafe conditions promptly
Additional Duties
  • Assist with estimates for larger repairs or small projects
  • Perform other related tasks as needed

Qualifications Education
  • High school diploma or equivalent required
  • Trade school training or technical certifications preferred
Experience
  • 2-5 years of hands?on maintenance experience
  • Background in commercial building maintenance preferred
  • Experience across multiple trades (plumbing, electrical, carpentry)
Licenses & Certifications
  • Valid driver's license with acceptable driving record
  • Trade licenses or certifications a plus, where applicable
Technical Skills
  • Working knowledge of building systems (HVAC, plumbing, electrical)
  • Ability to complete work orders accurately and on time
  • Comfortable using tablets, smartphones, and basic office software
  • Understanding of safety regulations and building codes
Additional Requirements
  • Ability to travel locally between job sites daily
  • Strong written and verbal communication skills
  • Ability to work independently with minimal supervision
