Job Description

The Planet Group is partnering with our client to identify a Maintenance Technician II (Plumber, Dock Technician) to work in Paris, Texas. 
Compensation is $27 - $31 per hour based on experience. 

The Maintenance Technician II performs preventative maintenance (PM) and repairs on commercial and industrial facility equipment in a safe, efficient, and professional manner. This role requires strong communication skills and excellent follow-through to ensure maintenance tasks are completed effectively.

The technician will be cross-trained and operate within a “flow-to-the-work” environment, supporting multiple facility systems as needed. Candidates should demonstrate a strong sense of ownership and accountability. Experience with some plumbing and dock door systems is also required.


Essential Duties and Responsibilities
  • Follow all safety procedures and guidelines including OSHA regulations, lockout/tagout (LOTO), and site safety policies.

  • Conduct regular shift rounds to inspect systems and equipment, identify potential issues, and document performance.

  • Independently maintain, troubleshoot, and repair facility equipment while working collaboratively with the facilities maintenance team.

Equipment Inspection and Maintenance
  • Inspect equipment operating characteristics such as speeds, pressures, vacuum levels, and vibration.

  • Identify wear conditions and replace consumable components including belts, hoses, fluids, and filters.

  • Perform preventative maintenance and diagnose malfunctioning equipment or systems including:

Building Systems

  • HVAC equipment

  • Fire life safety systems

  • Plumbing and electrical systems

Electrical Systems

  • Transformers

  • Motors and motor starters

  • MCC panels and MCC circuits

  • Variable Frequency Drives (VFDs)

  • Repair and replacement of damaged wiring and cables

Dock and Facility Equipment

  • Overhead doors

  • Dock levelers

  • Dock locks and dock seals

Lighting and Electrical Infrastructure

  • Building and parking lot lighting

  • Photoelectric sensors

  • Emergency and exit lighting

  • 120V exterior building lighting outlets

Repair and Maintenance Work
  • Repair and maintain building systems and mechanical components including:

    • Pumps

    • Steam traps

    • Valves

    • Electrical and pneumatic solenoid devices

  • Perform basic facility repairs such as:

    • Painting walls

    • Repairing plumbing leaks and stoppages

    • Replacing sinks, piping, valves, and drains

  • Maintain and repair electrical controls, lighting systems, and electrical distribution equipment.

Administrative Responsibilities
  • Order parts and supplies.

  • Create purchase orders and manage vendors.

  • Participate in job meetings and project meetings as required.

  • Document maintenance activities in the CMMS system, analyze findings, and recommend updates to preventative maintenance schedules.

  • Communicate effectively with coworkers and customer staff to ensure work requests are fully understood and completed on time.

  • Provide updates to customers regarding work status and estimated completion timelines.

Project Support
  • Assist with or manage maintenance projects, including complex equipment repairs.

  • Provide guidance and coordination for subcontractors performing facility services.

Other duties may be assigned as required by the Site Manager.


Qualifications Education
  • High School Diploma or equivalent required.

  • Preference given to candidates with trade school training or undergraduate coursework in a technical or business-related field.


Experience
  • Minimum 4 years of experience in facility maintenance or related technical field involving:

    • Mechanical systems

    • Electrical systems

    • Plumbing

    • Carpentry

Equivalent combinations of education, training, and manufacturing or industrial maintenance experience will also be considered.

Additional preferred experience:

  • At least 1 year servicing and maintaining dock equipment, including:

    • Dock levelers

    • Dock locks

    • Overhead doors

    • Automatic doors

  • Experience performing plumbing service or remodeling work.


Licenses and Certifications
  • Valid driver’s license

  • Forklift operator certification

  • JLG / aerial lift operator certification


Language and Communication Skills
  • Ability to read and interpret safety rules, operating instructions, maintenance procedures, and technical manuals.

  • Ability to write routine reports and correspondence.

  • Working knowledge of Microsoft Word and email systems, including managing an email inbox.

  • Ability to operate maintenance software systems such as:

    • Work order management systems

    • Building Automation Systems (BAS)

  • Ability to communicate effectively with customers, coworkers, and management.


Technical Skills and Abilities

To perform this role successfully, candidates must demonstrate the following:

  • Proficiency using hand tools and power tools.

  • Ability to disassemble and reassemble equipment, including pumps, fans, fixtures, and HVAC components.

  • Demonstrated knowledge of:

    • Plumbing

    • Electrical systems

    • Carpentry

  • Understanding of building systems, including:

    • HVAC

    • Plumbing

    • Electrical systems

    • Life safety systems

    • Building envelope systems

  • Ability to safely operate equipment including:

    • Forklifts

    • Scissor lifts

    • Aerial lifts

  • Ability to use computers, mobile devices, and tablets for work documentation and communication.

  • Ability to manage changing priorities and adapt to dynamic work environments.

  • Willingness to work non-standard schedules or weekends when necessary.

Mathematical and Problem-Solving Skills
  • Ability to calculate figures such as percentages, proportions, area, circumference, and volume.

  • Ability to apply basic algebra and geometry concepts.

  • Strong problem-solving skills with the ability to address practical challenges involving multiple variables.
