Job Summary
In a safe, efficient, and professional manner, the HVAC Technician II performs preventive, predictive, and corrective maintenance, troubleshooting, repair, and installation of commercial and industrial HVAC systems. This position supports the operation and maintenance of ACUs, AHUs, heat pumps, VAV systems, DDC controls, ventilation systems, and related equipment. Additional experience with chillers, boilers, and kitchen equipment is preferred. The HVAC Technician II conducts equipment inspections, operational testing, and system analysis to ensure reliable performance while maintaining compliance with all safety and environmental standards. The position requires strong technical troubleshooting skills, effective communication, and the ability to work in a fast-paced team environment.
Essential Duties and Responsibilities- Perform preventive, predictive, and corrective maintenance on commercial and industrial HVAC equipment and systems.
- Install, troubleshoot, repair, and maintain HVAC equipment including ACUs, AHUs, VAV systems, heat pumps, ventilation systems, and associated controls.
- Read and interpret blueprints, control schematics, sequence of operations, equipment manuals, and maintenance documentation.
- Monitor Building Management Systems (BMS) and evaluate HVAC system performance and efficiency.
- Operate refrigerant recovery equipment, vacuum pumps, charging equipment, gauges, and related HVAC service tools.
- Perform refrigerant piping repairs and installations, including brazing and leak detection.
- Record operating readings and maintain equipment performance logs.
- Diagnose equipment malfunctions, determine root causes, and implement corrective actions.
- Communicate equipment deficiencies and repair recommendations to management and customers in a timely manner.
- Complete service reports documenting findings, repairs performed, adjustments made, and recommended future work.
- Maintain accurate records including equipment logs, refrigerant logs, water treatment logs, inventory records, and maintenance documentation.
- Maintain inventories of filters, belts, refrigerants, spare parts, and critical maintenance supplies.
- Ensure company vehicles, tools, and equipment are maintained in safe operating condition.
- Assist other maintenance personnel with major repairs, shutdowns, and equipment maintenance activities.
- Collaborate with CMMS planners, schedulers, and supervisors to optimize preventive maintenance programs.
- Follow all OSHA regulations, company safety procedures, and site-specific safety requirements.
- Utilize required personal protective equipment (PPE) and complete Job Hazard Analyses (JHAs) prior to maintenance activities.
- Properly handle, store, and dispose of hazardous materials in accordance with regulations and company policies.
- Maintain clean and organized work areas, maintenance shops, and service vehicles.
- Attend OEM training, safety meetings, and technical development programs as assigned.
- Complete timesheets, work orders, and other required documentation accurately and on time.
- Participate in on-call rotations and respond to after-hours emergency maintenance requests.
- Perform other duties as assigned.
Education
- High School Diploma or GED required.
- HVAC Technical Certificate from an accredited program or state-approved HVAC license preferred.
Experience
- Experience maintaining, troubleshooting, and repairing commercial and industrial HVAC systems and equipment.
- Experience working with building automation systems (BAS/BMS), refrigeration systems, and HVAC controls preferred.
- Experience with chillers, boilers, and kitchen equipment is a plus.
Licenses/Certifications
- Valid driver's license required.
- EPA Universal Refrigerant Certification required.
- Additional HVAC certifications preferred.
Language Skills
- Ability to read, interpret, and apply technical manuals, safety procedures, and maintenance documentation.
- Ability to prepare routine reports and maintenance records.
- Strong verbal and written communication skills.
- Bilingual (English/Spanish) is a plus.
Technical Skills
- Strong knowledge of commercial and industrial HVAC systems, controls, and refrigeration equipment.
- Ability to troubleshoot electrical, mechanical, and control system issues.
- Proficiency using HVAC diagnostic tools, testing equipment, and hand tools.
- Familiarity with computerized maintenance management systems (CMMS).
- Ability to work independently and as part of a team in a fast-paced environment.
