HVAC Technician III
Position Summary
The HVAC Technician III is responsible for completing preventive maintenance and performing advanced repairs on facility equipment as directed by site leadership. This role requires extensive experience troubleshooting, installing, repairing, and maintaining HVAC systems, building automation systems, electronics, and motor/logic control systems within a commercial or industrial facility environment.
The ideal candidate will possess advanced technical expertise in HVAC controls, low-voltage systems, automation systems, and fire alarm systems. This position plays a critical role in ensuring operational reliability, compliance with applicable building and safety codes, and adherence to the client's standard practices. The HVAC Technician III regularly leads high-impact projects where performance and execution directly affect campus operations and business continuity.
Essential Duties & Responsibilities
- Maintain a safe, clean, and organized work environment while following company and customer safety policies and procedures.
- Operate and maintain certifications for rolling stock equipment including forklifts, scissor lifts, and articulating boom lifts.
- Design, evaluate, troubleshoot, repair, and maintain HVAC systems and associated control systems.
- Troubleshoot and repair HVAC controls, automation systems, and related facility components.
- Calculate heating and cooling requirements for facility systems and applications.
- Interpret, create, and modify blueprints and technical plans based on ventilation and operational requirements.
- Replace and repair faulty electronic components including printed circuit boards, relays, contactors, and control devices.
- Install and connect power supply wiring, conduit, lighting systems, and newly installed building equipment.
- Ensure compliance with all applicable local, state, and federal building codes, safety regulations, and company/client policies.
- Coordinate work activities with other trades, contractors, and facility personnel.
- Complete all required documentation, reports, and work orders accurately and in a timely manner.
- Support additional facility maintenance duties and special projects as assigned.
Qualifications Minimum Requirements Experience
- Minimum of 12 years of related HVAC, facilities maintenance, or controls experience; or an equivalent combination of education and technical training.
- Valid driver's license required.
- Must possess applicable HVAC certifications and licenses as required by local or state regulations.
- Ability to read and interpret operating manuals, maintenance instructions, blueprints, and technical documentation.
- Ability to prepare routine reports and correspondence.
- Ability to communicate effectively with customers, clients, vendors, and team members in both individual and group settings.
- Strong working knowledge of HVAC systems, controls, automation systems, and electrical troubleshooting.
- Advanced understanding of motor controls and logic control systems.
- Familiarity with low-voltage systems and fire alarm systems.
- Ability to independently perform all essential job duties safely and effectively.
- Ability to adapt to changing priorities and operational needs.
Core Competencies Computer Skills
- Proficient with Microsoft Office applications, email systems, and computerized maintenance management systems (CMMS).
- Ability and willingness to learn additional software applications as required.
- Strong analytical and troubleshooting skills with the ability to identify problems, gather data, and develop effective solutions.
- Ability to interpret technical instructions, schematics, and diagrams involving both abstract and practical concepts.
- Ability to perform basic mathematical calculations including fractions, decimals, ratios, percentages, and measurements.
- Ability to interpret charts, graphs, and technical calculations related to HVAC systems.
- Demonstrates a proactive approach by identifying issues and resolving them before escalation.
- Maintains a customer-focused, "can-do" attitude with a commitment to service excellence.
- Ability to maintain a flexible schedule including evenings, weekends, and emergency response situations.
- Presents a professional appearance and demeanor at all times.
- Produces high-quality work in a safe, efficient, and timely manner.
- Demonstrates strong communication, teamwork, and interpersonal skills.
- Maintains reliable attendance and punctuality.
