  HVAC Technician III Job Summary

In a safe, efficient, and professional manner, the HVAC Technician III will support the Facility Maintenance Manager in the preventative, corrective, and general maintenance of HVAC systems for the Client.

Other duties include, but are not limited to, daily assessments of systems, maintaining a clean working environment, and performing various duties as assigned by the Facility Maintenance Manager while adhering to all safety and health standards.

The HVAC Technician III will be responsible for performing maintenance of HVAC equipment, production chillers and boilers, controls located throughout buildings, and kitchen refrigeration. Responsibilities also include performing tests, rounds, and analysis of data to assure the proper functioning of equipment, and performing work according to manufacturing standards while following the change process of qualified core equipment and components.


Essential Duties and Responsibilities
  • Ensure facility maintenance according to established standards.
  • Identify deficiencies through regular and thorough inspection of building premises.
  • Maintain, install, move, troubleshoot, and repair all related HVAC equipment.
  • Monitor operation, adjust, and maintain refrigerant, heat exchangers, HVAC equipment and systems, chilled water, and air conditioning equipment.
  • Monitor and maintain boilers, pumps, valves, piping, filters, and other mechanical and electrical equipment.
  • Record equipment readings as necessary to ensure proper operation and make adjustments where required.
  • Notify appropriate parties of equipment problems or malfunctions.
  • Demonstrate a strong working knowledge of the mechanical functions associated with HVAC systems and equipment.
  • Maintain inventory of filters and refrigerant.
  • Respond to heating and cooling problems and perform repairs as necessary.
  • Administer the preventive maintenance program, including machine history, maintenance, and lubrication logs.
  • Follow through on maintenance needs and deficiencies as appropriate.
  • Maintain operating logs including temperatures, pressures, and plant equipment inspections.
  • Maintain operation and maintenance manuals for all equipment.
  • Ensure accurate and timely documentation.
  • Analyze the operation of various systems, determine the cause of problems or malfunctions, and take corrective action as required.
  • Perform preventative maintenance on all base building and critical system equipment, including:
    • Assembling all tools, supplies, and instruments necessary to complete the job.
    • Performing work with minimal disruption.
    • Conducting immediate clean-up of the work area.
    • Completing preventative maintenance task sheets.
    • Returning tools to the workshop and unused supplies to the storeroom.
    • Advising the Maintenance Manager of any equipment problems.
  • Assist with the chemical water treatment program for systems including chilled water, condenser water, and closed hot water loops. (May require Electrical Journeyman.)
  • Install, repair, and maintain electrical controls, switching, and motor controls. (May require Electrical Journeyman.)
  • Wire single and three-phase motors (single and two-speed), run conduit, and pull wiring to machinery, motors, operating parts, and related equipment.
  • Assist other mechanics and operators with major repairs and maintenance of building systems and equipment.
  • Support occupant satisfaction by ensuring clients are informed about the status of their requests in a timely and accurate manner.
  • Maintain tools and order supplies as required for installations and repairs.
  • Work closely with the CMMS Planner/Scheduler to optimize the Preventative Maintenance Program.
  • Comply with departmental policy for the safe storage, use, and disposal of hazardous materials.
  • Follow safety practices and utilize protective clothing and equipment as required by OSHA.
  • Know the location of all emergency equipment, including:
    • Fire extinguishers
    • Eyewash and shower stations
    • First aid supplies
    • Breathing apparatus
  • Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipment.
  • Perform other duties as assigned.

Qualifications Education
  • High School Diploma or GED required.
  • Must have successfully completed formal training programs in HVAC operations.
  • Documentation or certificates will be required.
  • Must be 21 years of age or older.
Business Experience
  • Five (5) or more years of related experience is required.
Licenses & Certifications
  • Must possess applicable certifications and licenses.
  • Universal Refrigeration License required.
  • Valid driver's license required.
Language Skills
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
