Job Title:
 Facility Maintenance & Systems Specialist
Location: Wilton, CT  06897
Pay: $33-$37hr

Duties & Responsibilities: 
Monitors Building Management System (BMS) identifying/acknowledging, investigate, dispatch, and escalate any alarms triggered by the system to the crew lead or dedicated crew technician.  Update BMS with alarm reconciliation.
Monitors Computer Maintenance Management System (CMMS) responding to P1 and P2 work orders per escalation procedure to include timely response, troubleshooting, correction and communication
Schedules PM and reactive work orders for all technicians on crew
Effectively communicates with customers to provide updates on issues and evaluate service needs, maintain proper scheduling and ensures high levels of customer satisfaction
Monitors customer buildings to ensure optimum performance standards are being achieved
Fine tunes systems as new programs and sequences are developed
Performs building audits and creates WOs within Planon
Performs equipment start-up, tuning and calibration and commissioning of BMS systems
Maintains working knowledge of all critical building utilities
Trigger Corrective Action and Root Cause Analysis.  Participate and complete administrative items
Manage and document completed, and open activities executed on your shift through the shift turnover communication process.  Include any known Production downtime, Status of Critical Equipment at end of shift and any spare parts used from stores and any other information required by site leadership
Create Presentations as required utilizing Spotfire, Planon, Power Point and any other software identified to help report to customer or internal teammates
Any other work identified by Crew Lead, Maintenance Manager or Site Manager to help in the success of the team

Qualifications: 
High School diploma (or equivalent) required, preference given to those with some undergraduate or business school training 3-5 years of experience in facility maintenance industrial or manufacturing environment.   Experience in BMS/controls industry including systems commissioning, software integration operation, calibration and experience with pneumatic controls a plus
Must possess a valid driver's license
Technical or maintenance certifications/licenses a plus
Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form.  Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals. 
Ability to write routine reports and correspondence. Must be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system

  • Ability to use hand and small power tools
  • Knowledge of commissioning tools and field circuit debugging skills
  • Understanding of the facilities industry with emphasis in mechanical/electrical field
  • Ability to read and understand mechanical and electrical drawings
  • Able to competently operate a forklift, scissor lift, and aerial lift a plus
  • Ability to operate a personal computer, cell phone; and/or electronic tablet
  • Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.
  • May need to support non-customary schedules and weekend work
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Proven track record of completing projects / WOs, being self-motivated and achieving customer satisfaction
