In addition, will perform plumbing, electrical and general building maintenance as assigned. Understands control operation and sequence of operation for commercial HVAC systems. Utilizes multiple trade communication skills and can foster strong relationships with customers, vendors and team members.

Duties & Responsibilities:
- Performs preventive maintenance activities on facility following written instructions. PM activities include measurement of wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.) and inspection/evaluation of operating characteristics such as speeds, pressures, vacuum, or vibration
- Analyzes findings during PM and recommends changes to PM content based upon findings
- Documents PM activities within the CMMS
- Completes assigned work orders and documents completion within the CMMS
- Completes repairs on all assigned HVAC, mechanical, electrical, plumbing and other equipment
- Completes general building repairs, including repair and painting of walls, doors, floors, etc
- Completes repairs to plumbing system including fixing leaks and stoppages, repairs or replacement of sinks, piping, valves or drains
- Repairs and maintains controls, lighting, and electrical distribution systems
- Replaces lighting components, ceiling tiles, and grid throughout the buildings
- Performs shift "rounds" using a checklist to document performance characteristics (i.e., operation modes, pressures, temperatures, RPM, etc.) of facility systems and equipment
- Communicates directly with the customer and site lead in assuring that all aspects of a work request are understood that parts must be ordered, or that requested completion date will be delayed for any reason not discovered during the conversion of the work request into a work order
- Diagnoses malfunctioning apparatus such as transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives and lighting fixtures and replaces damaged or broken wires and cables
- Maintains building lighting, task lighting on furniture systems, parking lot lighting, lighting contactors, emergency lights/exit lights, 120-volt outlets, photoelectric eyes for exterior bldg. lighting and lighting contactors that are controlled by the energy management system
- Performs PM & repairs on dock equipment – Overhead doors, dock levelers, dock locks and seals
- Maintain a safe and clean work area. Demonstrate basic safe work practices based on company and customer policies and procedures
- Minimum of five to seven years mechanical experience, including HVAC, mechanical, electrical, plumbing, carpentry required; or equivalent combination of training, education, and experience.
- Three to five years’ maintenance experience
- Valid driver’s license
- Ability to read and comprehend simple instructions operating and maintenance instructions, and memos. Ability to write routine reports and correspondence. Ability to effectively present information in one on-one and small group situations of customers, clients and other employees of the organization

- Submit as required electrician’s reports for all work done.
- Make recommendations to his/her supervisor as necessary on the performance of all equipment.
- Respond to emergencies at any time.
- Maintain a safe and clean work area. Demonstrate basic safe work practices based on company and customer policies and procedures
- Four or more years’ experience in commercial environment.
- Must have an E-1 Unlimited Electrical Contractor or E-2 Unlimited Electrical Journeyman’s license or have successfully completed a four-year apprenticeship program
- Five or more years' experience working trade in commercial and industrial environment.
- Proven in-depth knowledge of related building codes, regulations and ordinances.
- Proven ability to effectively read, interpret and work from plans, schematics and drawings.
- Prior experience in project estimation of electrical labor, materials and equipment.
- Strong interpersonal skills and good customer service skills

- Complete thorough Preventative Maintenance Checks and Services on all standard package and split unit HVAC systems that are common. This includes but is not limited to inspection and repair/replacement of belts and pulleys, inspection and cleaning of condensate drain lines, testing power/performance of the compressor, fan motor, blower motor, testing function and safety burners/heat exchangers, function of all safety and operational controls.
- General repairs of steam/hot water boiler systems. Diagnose airflow and ducting repairs.
- Safe, efficient, and EPA compliant use of refrigerants in support of standard package and split unit HVAC systems.
- Safely diagnose and repair common mechanical, electrical, or system failure issues on standard boiler, package, and split unit HVAC systems. This includes but is not limited to belts, pulleys, compressors, condensing units, circuitry boards, contactors, leaks, safely un-sweating and brazing of copper components.
- Complete preventative maintenance and repairs per work order requirements.
- Complete service inspections and asset inspections as needed.
- Fully utilizes technology (tablet, smartphone.)
- Access and complete work orders including notes on services provided.
- Create and submit Service Reports and Quality Inspection images and reports.
- Creates a positive climate with the client, provides and generates customer satisfaction. Maintains timely and consistent communications with customer and internal support teams.
- Obtains and completes the required safety and compliance training and attends safety meetings. Adhere to All Building Codes along State/Federal Guidelines and company-client policies and procedures.
- Completes other duties as assigned or required
- HS diploma or Degree/Certification, or equivalent professional experience in Trades (Electrical, HVAC, Plumbing, etc.).
- 5 to 10 years of HVAC experience in commercial/ industrial service.
- S-1 Contractor or S-2 Journeyperson license for Unlimited Heating, Piping and Cooling.
- Will consider unlicensed candidates with the ability and desire to obtain and S2.
