Job Description


We are seeking an experienced and dynamic Director of Property Accounting to lead our property accounting department. The Director will play a crucial role in overseeing our real estate portfolio's financial management and reporting. This position requires a strong background in property accounting, financial analysis, team leadership, and regulatory compliance. A successful candidate will have a proven track record of managing complex property accounting processes, collaborating with cross-functional teams, and ensuring the accuracy and integrity of financial information.

QUALIFICATION STANDARDS

Education & Experience:
 
  • Bachelor's degree in Accounting, Finance, or a related field. Master's degree or CPA designation preferred.
  • Minimum of 6 years of progressively responsible experience in property accounting, with at least 3 years in a leadership or managerial role.
  • Strong understanding of real estate accounting principles, lease accounting standards (e.g., ASC 842), and relevant regulations.
  • Proficiency in financial reporting and analysis, including advanced Excel skills.
  • Experience with MRI property management and accounting software is a plus.
  • Excellent leadership, communication, and interpersonal skills.
  • Proven ability to manage and develop a team, fostering a collaborative and results-driven culture.
  • Detail-oriented with a commitment to accuracy and integrity in financial reporting.
  • Ability to adapt to changing business needs and work effectively in a fast-paced environment.
  • Strong problem-solving skills and a strategic mindset.

     
Essential Duties & Responsibilities
 
  • Leadership: Provide strategic direction and leadership to the property accounting team, fostering a collaborative and high-performing environment. Set clear objectives, develop team members, and encourage professional growth.
  • Financial Reporting: Oversee the timely and accurate preparation of financial statements, budgets, forecasts, and variance analyses related to the real estate portfolio. Ensure compliance with generally accepted accounting principles (GAAP) and other relevant regulations.
  • Property Portfolio Management: Manage the accounting and financial aspects of the property portfolio, including, but not limited to, revenue recognition, expense tracking, and capital expenditures.
  • Financial Analysis: Conduct thorough financial analyses to support decision-making processes related to property acquisitions, dispositions, and development projects. Provide insights into financial performance and identify areas for improvement.
  • Process Improvement: Continuously evaluate and enhance property accounting processes, systems, and procedures to optimize efficiency, accuracy, and scalability. Implement best practices and technology solutions as necessary.
  • Internal Collaboration: Collaborate closely with cross-functional teams, including real estate, legal, operations, and finance, to ensure accurate and comprehensive financial reporting and alignment of goals.
  • Budgeting and Forecasting: Work closely with corporate accounting and property management teams to develop property budgets and forecasts. Monitor actual performance against budgeted expectations and provide insights into any variances.
  • External Reporting: Liaise with external auditors, tax advisors, and regulatory bodies to ensure compliance with reporting requirements and resolve any audit-related inquiries.
  • Risk Management: Identify and mitigate financial and operational risks associated with the property accounting function. Implement internal controls and ensure adherence to company policies and procedures.
  • Stakeholder Communication: Communicate financial results, trends, and insights to senior management and stakeholders clearly and concisely. Provide strategic recommendations based on financial analyses.
  • Professional Development: Stay updated on industry trends, accounting standards, and regulations related to property accounting. Share knowledge with the team and drive continuous learning.
